City of Greenville Planning Commission met Dec. 18.

Here are the minutes provided by the commission:

The Planning Commission meeting was called to order on December 18, 2023 at 6:00 PM by chairman Jack Chism.

1. ROLL CALL

Committee Members Present: Planning Commission Member Brent Shaw, Planning Commission Member Chance Vohlken, Planning Commission Member Dennis Warren, Planning Commission Member Jack Chism, and Planning Commission Member Jane Nelson

Committee Members Absent: Planning Commission Member Eugene Holt

Staff Present: Code Enforcement Officer Jeff Ketten, City Clerk Jody Weiss

Public Present: A.G. Becker

4. APPROVAL OF PREVIOUS MINUTES

4.1. Approval of September 2023 Planning Commission Meeting Minutes

Motion by Chance Vohlken, seconded by Dennis Warren, to approve the September 11, 2023 Planning Commission Meeting Minutes.

RESULT: Carried

5. MATTERS OF CONSIDERATION

5.1. Public Hearing - AG Becker Request - Rezone Parcel 05-10-13-109-001 from Commercial Neighborhood Zone to Industrial Heavy

Public Hearing was opened at 6:02 PM. AG Becker was in attendance to elaborate on the request. This will be an unmanned facility with surveillance cameras. He also has a written contract with Dave Embry, current owner, to purchase property north of this property. There will be a climate controlled building with 115 units, as well as 120-130 drive up units. This will be done in phases. There will be 6 parking lots along the Industrial Drive.

Public Hearing was closed at 6:15 PM.

Motion by Chance Vohlken, seconded by Dennis Warren, to approve the request to rezone parcel 05-10-13-109-001 from Commercial Neighborhood to Industrial Heavy.

5.2. Public Hearing - Margaret Crouch Request to Vacate Street to 305 Helvetia Avenue

Public Hearing was opened at 6:16 PM. Ketten explained the Crouch's are wanting to build a garage. It appears the home on the property was built prior to the zoning. There is no need to conserve the existing right of way. Public Hearing closed at 6:19 PM.

Motion by Chance Vohlken, seconded by Brent Shaw, to approve the request to vacate an unimproved portion of S Spruce Street on the north side of 305 Helvetia Avenue.

RESULT: Carried

6. ADJOURNMENT
